A Tale of Two Sun Cities in Roseville CA Area
Roseville CA is a great place to retire! In fact, the City of Roseville has received honors for just that! You can read of two of them here and here! Among other great reasons to retire in Roseville, we have so many terrific options for 55+ retirement living, including two beautiful golf retirement communities In Roseville area . One golf course retirement community is Del Webb Sun City Roseville CA.
BUT did you know that we also enjoy having Del Webb Sun City Lincoln literally right next door as well. Or as some people like to call it – Del Webb Sun City Lincoln Hills CA.
Lincoln Hills is not actually a city though. Lincoln Hills is the designated area name for all of Sun City Lincoln. And happily, our MLS (multiple listing service – where they store all the homes available for sale in an area), makes it so easy to search for homes – we just look up Sun City Lincoln Hills rather than drawing a map of the area, etc. like we do for Sun City Roseville. Very nice!
Last week, I was out and about in both Sun City locations – showing homes to one of my clients. We saw some gorgeous homes and beautiful views, let me tell you!
And each time I go out to either or both Sun Cities, I learn new things about them and new differences between the two. I thought I'd share a few of them with you today.
Affordable Golf Retirement Communities
While affordable can mean totally different things to different people in different situations, in general, both of these homes are affordable golf retirement communities. Now, I'm not going to say that ALL the homes in each of these lovely golf retirement communities are affordable. With Sun City Lincoln Hills' prices hitting the million dollar mark, that's not going to happen. (Well, not unless you're a multi-millionaire or a billionaire 🙂 ) BUT they also have some lovely affordable options for many retirees. Currently the 33 homes for sale in Sun City Lincoln CA range from $409,000 to $974,000.
The Del Webb Sun City Roseville homes for sale are a much happier story for many – current homes for sale ranging from $355,000 to $590,000. There are also nine homes in escrow ranging from $367,500 to $649,900.
The same is true if you look at all the homes sold in the past year:
- Sun City Roseville CA Homes Sold – 209 homes ranging in price from $311,000 to $790,000!
Sun City Lincoln Hills Homes Sold – 320 homes ranging in price from $285,000 to $1,205,000! - The Sun City Lincoln Hills homes sold includes condominiums. If you remove condos (which Sun City Roseville doesn't have)) – their single family homes sold data was 311 homes sold ranging in price from $325,000 to $1,205,000.
Both Sun City 55+ retirement communities do have HOA fees (homeowners association fees) and purchase fees to include the many lovely amenities. They are similar in price. Del Webb Sun City Retirement Community Roseville CA
Size and Number of Homes
The Del Webb Sun City retirement community in Roseville CA is on 1200 acres and includes 3,110 homes which can be between 878 to 2,681 square feet in size. There are 25 basic models. However, when you review the Sun City Roseville floor plans, you discover that for most models, each original homeowner was given one or more options. For example, the Shasta is a popular 1,550 square foot plan. As is, it has 2 bedrooms, 2 bathrooms, a dining room, breakfast nook, kitchen island, laundry room, and 2 car garage. But the original owners had the options of turning the dining room into a third bedroom or a den. They could also select from a covered patio and a fireplace. One recent client was disappointed to find a lovely Shasta that met all his requirements except it had the dining room instead of the third bedroom he needed. And for those people looking for Sun City Roseville homes for sale with fireplaces, there's no guarantee that the Shasta will offer that. So you can see, there are really several models within the Shasta model option. 🙂 And this is true for most of the Sun City Roseville models.

Restaurants in Sun City Roseville
This lovely community offers the delightful Timbers restaurant Sun City Roseville – a full scale restaurant with delicious breakfast, lunch, and dinner options as well as holiday buffets, and more. Located right on the Timbers at 7050 Del Webb Blvd, Roseville, CA 95747, you can call the Timbers Restaurant Sun City Roseville at 916.774.3838 for reservations.
Sun City Roseville also features a tasty little snack bar, the Sierra Pines Deli, which you can find at their 9 hole golf course, Sierra Pines located at the corner of Whistlestop Way and Del Webb Blvd in the heart of Sun City Roseville. Sun City Golf Roseville CA
That brings up an important point. There's not just one Sun City golf course Roseville. There are two and both offer reduced rates for residents! Sierra Pines golf course is a 9 hole golf course and Timber Creek golf course is an 18 hole golf course. As their website explains, “When Billy Casper and Greg Nash teamed up to design Timber Creek and Sierra Pines, they sought to gracefully incorporate the courses through the community and also to carefully preserve sensitive environmental areas, including our designated bird sanctuary. Sierra Pines, and the front 9 of Timber Creek – The Lakes – are noted for their lovely ponds and waterfalls. The back 9 of Timber Creek – The Oaks – is noted for being almost secluded within the groves lining its fairways.” And if you're wondering what my favorite part of all this is? It's the fact that Sun City Roseville is a designated bird sanctuary. I so love all the cute critters I have spotted on the golf courses when taking walks through and around Sun City Roseville on their lovely walking trails!
Golf Carts in Roseville CA
Curious about whether you can ride your golf cart inside Sun City? The answer is a resounding YES! You can ride your golf cart all around INSIDE Sun City. I have several friends who prefer to just pop into the golf cart to run up to the lodge or out for a walk on the walking trails. Some never play golf at all but they still LOVE their golf carts.
Golf carts on city streets in Roseville CA are a different story. Generally speaking, they are NOT allowed on city streets. You can find full details at the municipal codes section of the City of Roseville website.
More Fun Sun City Roseville Activities
Happily for those of us who don't golf, there are many MANY more great Sun City Roseville activities. The last I heard there were 40 resident groups, 24 chartered clubs, and four service groups, plus great activities, including day trips, in-house events, concerts, and classes. Sun City Roseville CA offers a host of amenities: Including a 52,000 square foot lodge, a Fitness Center; Indoor & Outdoor swimming pools; Club and Meeting rooms; a Library; a Grand Ballroom; the Wall Street Room. Outside you can enjoy croquet and horseshoe courts, six tennis courts, two pickleball courts, six bocce courts (both with lighting), one volleyball court; one basketball half-court, a system of landscaped walking and bicycle trails, and over 100 acres of nature preserved open space. Size and Number of Homes
Sun City Lincoln CA is definitely larger than Sun City Roseville CA. It is set on 2,992 acres with 6,703 single family homes and 80 condominiums.There were over 40 Sun City Lincoln floor models available. Very different from Sun City Roseville, Sun City Lincoln Hills offers some condominiums. But like Sun City Roseville, most models had one or more options available. I showed a couple of the gorgeous and huge Meadowgate homes to clients last week. The options for that included a den OR a third bedroom, a complete extra room for a cottage/craft room option, and a 2 or 3 car garage. Thus the square footage on that home can range from 2801 – 2955 square feet. The large Sonoma varies from 2617 – 3216 square feet and it also offers the option of a casita among a few other options (little cottage though some “casitas” may actually be attached).
On the smaller side, the Woodleaf was offered as a one bedroom and den but it had a few options including making the den into a second bedroom. So again, there are many models to pick from.
Speaking of affordable retirement homes…Sun City Lincoln Hills's condominiums include 4 floor plans ranging from 917 square foot (1 bed, 1 1/2 bathrooms) – 1,519 square feet (2 bedroom 2 bathrooms). In the past 2 years, about 12 have sold ranging in size from 1,065 square feet to 2,068 square feet. Prices of these sold units ranged from $285,000 – $559,000, with the average price at $354,816.

Restaurants in Sun City Lincoln CA
The Meredians is the premier Sun City Lincoln Hills restaurant. Located at 965 Orchard Creek Lane
Lincoln, CA 95648, it's open every day, and also features a variety of special events and holiday buffets. You can call them at 916-625-4040 for reservations, hours, and more information. Last week when touring with a real estate client, I noticed they offered home delivery to Lincoln Hills Sun City residents with a $20 minimum order (not on holidays though)! What an excellent idea!
You'll also find Kilaga Springs Café at 1167 Sun City Blvd, Lincoln, CA 95648. Currently they are showing they close at in the late afternoon. You can call 916-408-1682 for more information. I understand they offer inside seating as well as great outdoor seating by the running stream. I would LOVE that. It's going on my to do list for a great place to have lunch with friends. 🙂 I understand it is also pet friendly as well.
I have to admit, I'm surprised they don't have any other eateries since they are bigger than Sun City Roseville. However, it's probably because they have several restaurant options outside of Sun City Lincoln Hills – within 1-2 miles. 🙂
Sun City Lincoln Hills Golf
Sun City Lincoln Hills features two 18 hole golf courses – The Hills Course and the Orchard Course. Per their website, “They were designed by Billy Casper/Greg Nash, and create two distinct 18-hole layouts with traditional out-and-back configurations. The Lincoln Hills Golf Club is privately owned by Billy Casper Golf and is not part of the Association amenities. Residents may purchase a variety of golf packages offering reduced rates for residents and tee time reservations 14 days in advance. – As I've mentioned, I don't golf. But if I were to recommend one of these, I'd go with the Orchard Course BECAUSE “a variety of waterfowl such as Egrets, Herons and Canadian Geese have chosen to roost in a large oak situated behind the green.” AWESOME!
Golf Carts in Lincoln CA
Like Roseville Sun City, golf carts are only allowed inside Sun City Lincoln Hills limits. HOWEVER, “Neighborhood electric vehicles” (NEVs) ARE allowed throughout much of Lincoln giving retired seniors some great options. You can read about it here.

More Fun Sun City Lincoln Hills Activities
As you might imagine, because Sun City Lincoln Hills is so much bigger than Sun City Roseville, they do offer more activities. They offer 75 shared interest Groups and Clubs. As with Roseville, the number of clubs may increase as residents find new hobbies to explore. While Sun City Roseville has one gym and fitness center, Sun City Lincoln Hills offers two fully-staffed Fitness Centers – Orchard Creek Lodge is 68,000 square feet with an indoor pool and two outdoor pools,, fitness center, indoor walking track, activity room, a 15,000 square foot ballroom with stage and billiards. The Kilaga Springs Lodge has 37,000 square feet of space with a spa, indoor pool, aerobics room, and an additional fitness center. This facility is also home to The Spa at Kilaga Springs, providing options for residents such as massage therapy, nail care, and facial treatments.
Like Sun City Roseville, walking and biking trails provide picturesque, tranquil views. The 27 miles of fitness trails take you over acres of rolling hills (Lincoln HIlls is aptly named – it is much hillier than Roseville Sun City, wetlands, creeks and open space.
