Happy October!
It's that time again – time to look back at the previous month, now that all the statistics, well most anyway, are in. It gives us a snapshot of our local real estate market. So here are the stats for the September 2022 real estate market in Roseville CA area. In general, people are buying, but not as many. Houses are selling, but not as fast. Open houses are still happening, and I was delighted to get several visitors to my last one at a lovely 55+ 2 bedroom 2 bath home in the delightful Silverado Homes at Eskaton Village.

Of course, all of that is generally true for this time of year anyway as we approach the holidays, but we are seeing more than the norm due to the Fed rates going up again followed by the mortgage interest rates. And yes, another increase is expected in November. BUT the good news is that right now our market seems to be “normalizing” leading to opportunities for many buyers who have previously been shut out of the real estate market in Roseville and our surrounding area. And keeping it all in perspective – the 7% that interest rates are at currently is TWO percent LESS than my least expensive mortgage in the past! And even when you have to drop the price of your home to sell it, it's probably still going to bring in an excellent rate of return over all!
Once again, we're looking at single family homes with 0-.25 acres in Placer and Sacramento County real estate, as well as a handful of cities in those counties including the real estate market for Roseville CA. I also like to check in on info for both of our two Sun City 55+ golf retirement communities in Roseville and Lincoln along with Silverado Homes at Eskaton Village. I'm also going to add some of the TrendGraphix Charts for the Roseville numbers. And, by special request, I will have some Lake of the Pine statistics as well. 🙂
Placer and Sacramento Counties
September 2022 Real Estate Market in Placer County
275 Homes sold in Placer County September 2022
The number of homes sold in September 2022 was down 11.9% compared to last month and down 32.8% from last September.


The average sold price was about $640,000 which was down 1.5% from last month and down from last September by only 0.6%
Interestingly the average FOR sale price was UP 1% from last month and UP 5.1% from last year. If you are selling your home, you would be wise to price it according to this year's market instead of still trying to get the higher prices of last year. It will sell quicker (MUCH less hassle for you that way) and if it sits too long on the market, you might end up discounting even more than you needed to. Buyers sometimes (often) look at prolonged days on market as a problem issue with the house, even if there is no problem other than over-pricing it.
Speaking of *days on market – the average *CDOM – cumulative days on market – for Placer County in September 2022 was 34 which was a 21.4% increase from last month and a whopping 142.9% increases from September 2021.

The number of homes sold in September 2022 was down 7.4% compared to last month and down 34.6% from a year ago.

The number of homes sold in September 2022 was down 4.2% compared to last month and 26.2% compared to last year meaning Roseville was ahead of Placer County as a whole. 😀

- Interestingly – only one of the over asking had multiple offers (2) while a few of the “at price” or “below price” homes had multiple offers (2 or 3)

BOTTOM LINE For September 2022 Real Estate Market in Roseville CA Area
Homes will continue to sell, as people have needs arise. Prices will, for the most part, continue to drop, unless two or more people fall in love with the same home and there are multiple offers – then we are still seeing a few of those that go higher. For that matter, we are also seeing some that have multiple offers but they go for less than listing.
