Sell your Home?
Wishing you could sell your home? My last post was focused on how many homes sold in West Roseville each month for the last 12 months (see below).

When to Sell Your Home?
As you can see from that post's statistics, escrow closings in the whole 95747 area started slowing down in October and November but perked up for December, then back down in January. Of course, those closings rarely started in the same month. Usually they start about 30-45 days before that. Which means that the sales actually started slowing down in September and October – as school was in full swing, and the holidays were just starting with harvest and Halloween fun. January, which was the slowest month over all, followed closely by February (adjusting for fewer days), actually would have started escrow around Thanksgiving or the beginning of the Christmas season.
With all the fun activities and events that are going on around Roseville the past several weeks, that definitely makes sense. And those are primarily the city activities as well as those at my church. Throw in the school activities that many families enjoy and November and December are just plain BUSY! So busy that, no matter how much you might want to sell your home, you may not have the time to deal with it.
Checking a little further, you can see that March really started perking up, and each month thereafter through to June. Which means, if you need or want to sell your home, JANUARY is now often a HOT month to put your house on the market! And NO snow for us here, except in cute Christmas decorations around Woodcreek Oaks and the many other lovely neighborhoods in Roseville. Very handy if you want to sell your home then.
It's logical, isn't it? Halloween, Thanksgiving, and Christmas is over. There's kind of a let down after all the fun goings on. It may leave many with a “what can we do now” feeling. Open houses get much busier then. I've had busy opens even on New Years Day!
Prep to Sell Your Home
That makes THIS month a great time to start planning ahead. Weeding out as you prepare for Christmas decorating is much easier while it's all out. And as you put away your decorations after the holiday, sort out any broken items and pack the keep-able ones extra careful for an upcoming move.
Once that's done, spend some time each day continuing to weed through the rest of your home. And, of course, once Christmas is over, tis the season for organizing, storing and early spring cleaning. As you weed, sort everything into three piles – keep, trash, give away.
Next, go through each room and make notes of what needs to be repaired, painted, etc. And this would be a great time to give me a call to come over and give you a free list of homes that have sold or are pending or for sale in your immediate area – thus giving you the info you need to help you price your house correctly, hopefully enabling you to sell your home quickly!
Renovation Resources
Be sure to do this before making any major expenditures in home repairs/remodels. I remember a beautiful home last year that took longer to sell than normal. They spent a lot of money fixing up an area of their home that rarely pays off. If they had spent the same amount of money on another item that was needed, it probably would have sold fast! Sell Your Home Joys
By mid-January, many of us could have our homes ready to put on the market. Think how nice it would be to get going, get it done, sell your home to great new owners and then be enjoying your new home soon!
