I did a search on our Sacramento Metrolist MLS to compare the quarter ending June 2018 vs the quarter ending June 2017 to give you an idea of how the greater Sacramento Valley area real estate market is going right now, including in Roseville, CA.
Some Placer County and Sacramento County Cities
Checking in Roseville Sacramento real estate and using a fairly common range of homes for sale of 3-5 bedrooms, priced between $200,000 – $599,999 and sold normally (no REO or short sales), and using the common abbreviation of k for 1000 (ie $456k= $456,000), according to Trendgraphix via our MLS, the June 2018 numbers included:
Placer County, CA
Roseville – Fewer homes sold this year with a decrease of 8.9%. Of the homes sold there was an increase in average price per square foot of 6.7%. Average price of homes sold was $466k which was up 5.7% from last year.
Rocklin – Fewer homes sold this year with a decrease of 13%. Of the homes sold there was an increase in average price per square foot of 9.9%. Average price of homes sold was $479k which was up 4.1% from last year.
Lincoln – Fewer homes sold this year with a decrease of 13.7%. Of the homes sold there was an increase in average price per square foot of 4.5%. Average price of homes sold was $432k which was up 4.6% from last year.
Sacramento County, CA
Sacramento – More homes sold this year with a increase of 6.7%. Of the homes sold there was an increase in average price per square foot of 3.1%. Average price of homes sold was $347k which was up 6.1% from last year.
Carmichael – Fewer homes sold this year with a decrease of -7.7%. Of the homes sold, though, there was an increase in average price per square foot of 5%. Average price of homes sold was $411k which was up 6.2% from last year.
Fair Oaks – Fewer homes sold this year with a decrease of -18.9%. Of the homes sold, though, there was an increase in average price per square foot of 10.1%. Average price of homes sold was $431k which was up 2.9% from last year.
Citrus Heights – More homes sold this year with an increase of 1.8%. Of the homes sold there was an increase in average price per square foot of 8%. Average price of homes sold was $349k which was up 7.4% from last year.
Breaking it down even further in Roseville CA
Of course, these prices can change depending on zip code or even neighborhood. This is true whether you are discussing the city of Sacramento, which includes some very expensive neighborhoods like the “Fab 40s,” or the City of Roseville with 95678 ranging from one of our most affordable areas (as low as $165k for a duplex or condo and $225k for a single family home on up to much higher priced areas with house prices topping out at $735k – all in the last 10 months). Here's a little more of a breakdown of my own sweet city of Roseville.
Roseville 95747 – Fewer homes sold this year with a decrease of -5.3%. Of the homes sold there was an increase in average price per square foot of 5.9%. Average price of homes sold was $473k which was up 3.3% from last year.
Roseville 95678 – Fewer homes sold this year with a decrease of 14.5%. Of the homes sold there was an increase in average price per square foot of 6.2%. Average price of homes sold was $438k which was up 10.3% from last year.
Roseville 95661– Fewer homes sold this year with a decrease of 14.6%. Of the homes sold there was an increase in average price per square foot of 10.2%. Average price of homes sold was $481k which was up 7.1% from last year.
55+ Active Senior Retirement Homes in Placer County
Sun City Lincoln – The MLS has this in its own category, making it easy to track. I've removed the adjustments of size and bedroom numbers. More homes sold this year with an increase of 31.5%. Of the homes sold there was an increase in average price per square foot of 3.6%. Average price of homes sold was $560k which was up 6.3% from last year.
Sun City Roseville, Del Webb's The Club at Westpark and Silverado Homes at Eskaton Village are a bit more difficult to track as they are not separated out. Instead, I did a search of those three communities for each of the 3 month periods.
April 1,2017-June 30,2017
There were 79 homes sold and their average price per square foot ranged from $224,20 to 328.59 with the sold prices ranging from 320k – $701,500.
April 1, 2018 – June 30, 2018
There were 64 homes sold and their average price per square foot ranged from $234.64 – $389.93 with the sold prices ranging from $332,500 – $707,500.
55+ Summary
Fewer homes sold but prices are definitely up. And having been working in these homes extensively, I can assure you, that is true!
Roseville Sacramento Real Estate Summary
In fact, all throughout the greater Roseville Sacramento Real Estate area, including Roseville CA, there are MANY more buyers than there are homes for sale, leading to multiple offers as well as higher-than-asking-price offers – as high as $20k over!!! As always, it is VITAL for buyers to have all their ducks in a row before starting their home search. Make sure you have your home loan pre-approved with a good local lender as most offers won't even be looked at without that paperwork in hand!
