Roseville Real Estate October Questions

I'm hearing more questions from real estate clients as well as fellow REALTORS about the state our Roseville Real Estate October market right now. Particularly with interest rates rising recently. Not to mention the expectation that interest rates may go up again in December…and more! My clients are wondering how homes they are interested in, including Sun City Roseville CA, are faring.
Facts and Figures for Placer County Area
So it was with great interest that I read a fascinating article by one of my favorite real estate bloggers. Ryan Lundquist. A well-regarded real estate appraiser, he blogs locally in Sacramento, CA. In addition to covering the Sacramento County area, he also shares info about Placer County and El Dorado County. VERY handy for my clients and myself, I must say! 🙂
The article I just finished is Slumping Volume & Rising Inventory. As you can imagine, the title drew me in immediately! He's also been hearing the same questions and concerns about the state of our Placer County, Sacramento County, and El Dorado County real estate markets and decided to research it. You'll find it an excellent article and I highly recommend you read it. (See link below.)
He gives facts and figures for each of the three counties, which I really appreciate! He is seeing a bit of a softening. But is it the normal fall “fall” of the market (sorry, being an autumn fan, I couldn't resist); is it a repeat of 2014's “dull fall?”; or is it the beginning of a major shift in the real estate market?
I LOVE spoilers but am surrounded by family and friends who HATE spoilers. Thus, I will restrain myself from giving away the “rest of the story.” You'll have to check it out yourself. It's a great “birds eye view” of our whole area. But before you do, let's dive in a bit deeper and check out a close up view of how things are going in our Roseville Real Estate October 2018, followed by JUST Sun City Roseville CA. Since those are all my “neck of the woods,” they are of most interest to me. And I'm thinking they will be of most interest to many of you as well.
Roseville Real Estate October 2018 Update
Here are some interesting charts from our Sacramento Metrolist MLS to give us a good view of Roseville overall. I did this based on the one year period from October 2017 – September 2018. I selected only single family homes, regular sales (no REO, no short sales), any size lot up to 1 acre, and any size house.
In this chart, you can see that the number of homes sold is down just a bit – 1%. Which doesn't surprise me. All of my clients are finding that there just aren't that many houses for sale right now – making it a seller's market still!
The chart below shows the reason many who have sold their homes recently are smiling. Average prices per square feet in Roseville Real Estate are up about 4.9%. Still beating the interest we could earn for savings accounts at most (all?) banks!
As this note shows, we are definitely still in a Seller's Market. Too few homes means fewer closings and sometimes still there are multiple offers, with prices generally continuing to climb.
Sun City Roseville Real Estate-October Numbers
Digging in even deeper, I thought I'd check on how Sun City Roseville has been faring this past year. With clients looking specifically at our lovely and practical 55+ active senior retirement communities in West Roseville, I'm always looking for info to share with them and you.
I didn't do every month like a past post. But I did do a good sampling. Check these details out:
- June 2017 – 16 homes sold
- June 2018 – 17 homes sold
- August 2017 – 15 homes sold
- August 2018 – 17 homes sold
- September 2017 – 17 homes sold
- September 2018 – 9 homes sold
- 9/10/17 – 10/9/17 – 13 homes sold – the average price was $460,248. The average price per square foot – $271.31
- 9/10/18 – 19/9/18 – 9 homes sold – the average price was $420,833. The average price per square foot – $302.70
The past year vs. the year before that:
- 10/10/16 – 10/9/17 – 182 homes sold
- 10/10/17-10/9/18 – 189 homes sold
Overall, for this Roseville Real Estate Market October update, it's still a seller's market with prices (and home values) continuing to increase, And I can tell you one thing for sure. There ARE golf homes and view homes that pop up periodically, but not a huge amount! And they are usually very popular when they do! (If there are any available, they should be showing right below this 🙂
Changes Coming?
