As you can see, it's still a seller's market! It also shows that the median list price in Roseville CA in general is $519,900. More specifically:

Here's an update for this quarter's real estate market news and trends for Roseville and the surrounding Sacramento area.
Happily, one of my clients will be moving in soon and very delighted about it. Not so happily, we've been seeing some interesting happenings lately. Offers for $10,000-$15,000 OVER the asking price. Couple that with full cash and no loan appraisal OR the agreement to go over the appraisal price and you can see how that could be a bit frustrating for those bidding at more moderate (dare I say, reasonable) prices! And, needless to say, the newer ones coming on the market are reflecting that! That being said, I have been mostly dealing with the Citrus Heights area and Sun City Roseville this month. For both those areas, this report from Altos Research, is very apt and actually being seen in the prices of many homes. “Home sales continue to outstrip supply and the Market Action Index has been moving higher for several weeks. This is a Seller's market so watch for upward pricing pressure in the near future if the trend continues.”
For Roseville overall, though, there is some good news for buyers. Altos reports that, while it is definitely still a seller's market, “In the last few weeks the market has achieved a relative stasis point in terms of sales to inventory. However, inventory is sufficiently low to keep us in the Seller's Market zone so watch changes in the MAI. If the market heats up, prices are likely to resume an upward climb.”
Now factor in the recent interest rate increases! At a real estate signing for one client this week, our notary commented to us that it was rare for him to see 3% interest rates anymore. They were mostly in the 4% range. SO if you are thinking of buying, I would definitely encourage you to move quickly – get preapproved, give us a call, and let's hurry to help you find just the right place before more increases happen! 😉

With the holiday crush and the market slowing, we took December off. But now it's time to take our first look of 2018 at some Roseville real estate market news.
Real Estate in Roseville CA Overall Through December 2017
Happily, the average price per square foot in Roseville homes sold is up from 10/2016. It's down a bit in December from November (Christmas crush 😉 ), but definitely up from last year. Hooray!
While the headline says the December 2017 average sold price per square foot is Neutral – that is referring to the 6 month trend. If you compare it to last December, you can see the average price per square foot has gone from $218 per square foot to a delightful $234 per square foot.
And yes, the Roseville real estate market continues to be in a Seller's Market! Too few homes for sale! LOTS of buyers!

Happily for buyers, we continue to be in a seller's market – with more buyers than homes available. Definitely a great time to sell your Roseville house!
The chart above shows the the average price per square foot for homes sold in Roseville CA has grown fairly steadily in the past year. The average is currently at $223 per square foot.
‘The chart above shows that the average “current days on market” for homes sold normally (as opposed to foreclosures and shortsales) is 26 days. As you can see, it has dropped from the 35 – 43 days on market we were experiencing from last October through March.

Real Estate Market in Roseville CA
In addition to our Metrolist MLS charts, I also get regular Roseville real estate market news reports from my office and thought y'all might enjoy looking them over as well. I notice it's showing 43 days on the market. I can assure you there are plenty of homes that are selling MUCH faster than that. (My last home sold the same day for a GREAT price! 🙂 ). A lot depends on the kind of shape the home is in and how well it's priced. Overall though, it's definitely great Roseville real estate news – especially for sellers.
