2 of my Roseville CA Home Seller Tips

Pricing Correctly Is VITAL

My first of two Roseville CA Home Seller Tips is – price it realistically, even aggressively, to catch the buyers who WILL buy!Ā  It's vital to realize that, as the market has been changing, homes for sale are sitting on the market longer. Part of that is pricing, for sure. Many sellers are not yet realizing/accepting that we are not in the “crazy-hundred-thousand-dollar-over-offers market anymore.” We may go back to it someday. It could be next week. It could be next year. It could be never! But if you don’t price it right, it’s going to sit on the marketĀ  – maybe for months!Ā  And the longer it takes to sell, the more the buyers will start asking themselves, “what's wrong with this house?”
My personal recommendation is to look at homes that have closed that are very similar to yours (comparables) and see what they sold for during the last month (not 6 months like normal but ONE month). Also be sure to look at how long they sat on the market before selling. Then look at what is actually on the market and what their price is AND what shape their house is in. Then price your home really well to get attention and to sell. As my Sunday stat posts, which show how many price increases and decreases have occurred in our area reflect (the current stats are just below these tips 😊), we ARE still selling some that are over the asking! We are getting many more that are selling for LESS than the asking. And in both cases, it can be a little or a LOT! Of course, if you don't mind keeping it on the market for 6 months to a year, paying the property taxes, the insurance, the utilities, the HOA (if applicable), etc. that's fine. But realistically, you will come out WAY ahead if you price it well.

Make Them Comfortable

My second of the two Roseville CA Home Seller Tips is to make SURE you keep your house comfortable for people to walk through, day dream in, spend time thinking about it, measuring for their belongings, etc. Not all clients do that, but many do. But when it's winter and you walk through a house that is only 52 degrees, you are not encouraged to stay. If it's summer and it's 80 degrees, you are sweating and rushing for the door. Not only that, you are often asking your agent, “Do you think their heater or air conditioner is broken? Let's scratch this house off!”Ā  You want your house to stand out in their mind in positive ways. You want them to fall in love with it. BUT they’re much less likely to stay in there long enough to fall in love with it if they are freezing or roasting.

I make sure my buyers understand why sellers turn off their heat and/or air, but not every agent will. So I HIGHLY encourage you to set it at a comfortable setting on the higher side but still DEFINITELY comfortable. If you want to save on costs, consider installing a programmable thermostat and set it to be on from 9-5 (for example) and then have your agent put into the MLS that the home is only available to be shown during certain times. And ask your agent to set the lockbox to only open during those times. Then you can save some money but hopefully not lose a LOT of money by not selling your house OR selling for much less than you should. In fact, when I looked them up on Amazon for some ideas, this one said there might even be rebates available. It isn't showing anything currently for our Roseville area – at least, not for this one, BUT then I went to Roseville.CA.US – typed the word “rebates” into the search bar, and voila – this page popped up that shows past posts for rebates,

And voila again, two different choices. Once you click on Roseville electric utility rebates and several more choices pop up.

I clicked on HVAC and Smart Thermostat Rebates and that took me to:

Their Smart Thermostat Rebate that offers:

SMART THERMOSTAT REBATE
Smart Thermostat Program
Receive up to a $200 rebate for the purchase of a qualified smart thermostat. Program requirements:

• Smart Thermostat must be Wi-Fi enabled.• Smart Thermostat must be ENERGY STARĀ® certified.

HOWEVER, notice the “print application” blue button at the bottom above – click that to get all the details including where it says, “This program is for retrofit only. Funds cannot be used for new construction. Valid only for the replacement of entire AC unit.”

So I don't think it works on just the thermostat. But it is certainly worth a phone call to them to see if there are any for just the thermostat at the time you decide to buy one. AND if you need to replace the whole HVAC, be sure to keep this info in mind!

And as they mentioned in one of the other pages, ” If you have any questions about any of the programs and rebates we offer, please give us a call at 916-797-6937 (79-POWER).”
