Time for a real estate housing market update for you in the middle of December which is also the middle of the holiday season. Pull up a chair, grab your hot tea or hot cocoa and maybe a cookie or two and let's check things out in Roseville Rocklin this month.
Things are normally slow during this time of the year and that is still true. However, it has stayed quite busy up til Thanksgiving for sure.

Roseville Rocklin Real Estate Update
In November, I did a detailed market update which you can check out here. Today, I'm doing a briefer one to get an idea of how things are doing in our Roseville Rocklin area. Normally this is a bit slower season – between Thanksgiving and Christmas. But this year has been anything but normal in a wide variety of ways, including for real estate. So I thought I'd check on it again a month later.
I just had one condo sell within the Whitney High School boundaries 😉 ) while my golf home listing closed in Sun City Roseville and my lovely townhouse style listing closed in West Roseville last month!  So let's take a brief peek at each of those areas, shall we?
Roseville, CA 95747 Number of Homes Sold
As I suspected, we are down from last month! Not abnormal for December though!
Notice in the chart below, in November 2019 the 95747 area had 144 homes for sale, a drop of 68.7% from last November. This year in the same period – we only had 45 homes for sale. Yet we sold 13% more than last year and had 25% more pending than last year. So we are still having a crazy but good real estate year! However. In the first 10 days of December we had only 42 homes for sale vs 71 in the first ten days of November. AND we only sold 32 for December 1-10 vs 52 for the first 10 days of November. Even the pendings were down – 29 for the first 10 days of December vs 35 for the first 10 days of November!
And while we are still strongly in a seller's market, we were also down in November compared to October. So even though we are having a good autumn, we are still slowing for the traditional holiday months. Which is especially good to know for those homeowners whose homes are sitting longer on the market. And this year, the holiday slowdown is doubly compounded with Corona Virus in general and the full shut down we are now in, in particular. I'm curious if it's just Roseville or if that is true for Rocklin as well?
Rocklin 95677 Number of Homes Sold
The Rocklin numbers are different but not in some ways. Rocklin was down 45% in number of homes available to buy in November 2020. But they were up in November 2020 in homes sold from November 2019 – by 56.7%! And even their pendings were up – 72.4% from last year.
Now compare the first 10 days of December vs. November. Available homes are down 46%, Homes sold are the same as last month for the first 10 day. But homes pending are definitely down, by 33.3% from last month's first 10 day period.
So while our numbers are quite different between Rocklin Roseville, our ups and downs are quite similar, except for the sold homes for the first 10 days of December, where Rocklin is even while Roseville was down a bit. But the end result is still the same – fewer homes are selling in Rocklin as well. And again, I would say it is the combination of the holidays season and the extra restrictions due to corona virus issues.

Roseville 95747 Days on Market AND Selling Vs Listing Price:
As you can see below, Roseville, CA 95747's average days on market is down considerably from last November and December. But we are up for the first 10 days of December vs November. And November was up from October. So again, the traditional holiday lull, tho not as dramatic, perhaps, as in previous years.
And the green line? That's how close houses stayed (or didn't stay) to the asking price. So for Roseville prices mostly stayed close to listing price. Though I can personally assure you, there were plenty of homes that went above the asking price. But as you can see, there must have also been plenty below the asking price as well as at the asking price. 🙂
Rocklin 95677 Days on Market:
And yes, the same holds true for Rocklin 95677 though, interestingly, Rocklin's tends to bobble up and down more. But note – Rocklin's days on market are fewer for the first 10 days of December than for November – tho only by 3 days. Still rather interesting.
Sales Price vs Listing Price:
Rocklin's 95677 sales price vs listing price is a bit more wobbly, but still fairly similar to Rocklin, 95747
Number of Homes Available to Purchase
WOW! The number of available homes has definitely dipped for Roseville Rocklin! Especially for Roseville but certainly for both.

Brand New Construction Tips
Of course, this does not count all the brand new homes in both Roseville Rocklin, which has helped a couple of my clients this year. If that's something that interests you, give me a shout out. Do the Holidays Impact Real Estate
Well, this year, 2020, in Roseville 95747 and Rocklin 95677, they do seem to have had an impact. Which means the general rule continues, that YES, the holidays do have an impact on real estate. That being said, it can still a good time to buy and sell, especially if you need to. Because one advantage of the holidays for sellers is that most buyers are serious ones. Plus there is less competition for you. And for buyers, there is also less competition and fewer multiple offers. So it definitely can be a win win for all.
