A Year for the History Books!
This has definitely been an unusual year, leading to an unusual real estate market in Roseville CA, as well as throughout the United States! For many in America, real estate totally shut down for at least a month if not longer. Here in Roseville, we were able to keep working, at least to some extent, albeit with major limits.
Then we were declared to be essential workers (hooray!) and allowed to keep working with fewer limits. We still can't do normal open houses and we do have some extra steps to take and extra forms to sign AND to post. But overall, it's been a busy summer for my great real estate clients, as well as myself.
Now we are full swing into autumn 2020 and still in the midst of the coronavirus, coupled with election uncertainties. How is all that impacting the current real estate market in Roseville CA? A great question and I enjoyed researching it for my real estate clients and for you!
Placer County Real Estate Market October 2019 vs October 2020
To start off with, here is an overall “snapshot” of our Placer County real estate market from Trendgraphix and Metrolist:
The dark green lines represent homes sold (light green represent homes for sale at that time and the red line represents pending at that time). As you can see, while we did dip in March, April, May and June, we are up nicely the rest of the year.
In October 2019 there were 1027 homes for sale. In 2020 there were 585. 43% fewer homes were available last month – making for an incredibly busy sellers' market!
BUT
518 homes were sold in October 2019 and 705 homes in October 2020. An increase of 36.1% at a time of the year when the market is usually slowing.
Pending homes (in escrow but not yet closed) were also up in October! 692 this year vs. 510 last year! That's a 35.7% difference!
Roseville Real Estate Market Autumn 2020
Next, I looked at broad strokes for our Roseville real estate market:
Roseville Home Sales
The quarantine started mid-March. So I looked at the total number of homes sold from March 1 – November 6, 2020 (That was the most current date available on the date I started working on this 🙂 ). Then I looked at the total number of homes sold from November 6, 2019 – November 6, 2020:
March 1 – November 6 2020 – 1862 homes in Roseville sold
November 7, 2019 – November 6, 2020 – 2470 homes in Roseville sold
November 7, 2018 – November 6, 2020 – 2383 homes in Roseville sold
So we saw more homes sold in Roseville from November 7, 2019 – November 6, 2020 in spite of all the limitations caused by the coronavirus quarantine! Good news, indeed! And these figures don't count the brand new construction homes, privately sold homes, or family sold homes. I have heard brand new homes have had a banner year as well.
Diving a Bit Deeper Into Roseville Neighborhoods
I then looked at the total number of homes sold in each of our Roseville real estate market zip codes along with Sun City – since that is a core focus for many of my clients. For this one, I just looked at the March – November 2020 homes sold:
West Roseville 95747

March 1 – November 6 2020 – 470 homes sold

March 1 – November 6 2020 – 301 homes sold

Then it got really interesting, so here I added 2018 figures as well. Notice – Roseville sold many more homes in July 2020 – beat both July 2019 AND July 2018.
West Roseville on the other hand Beat out July 2018 but sold less than 2019. And Sun City Roseville also beat out July 2018 but was less than 2019.

Bottom Line For the Real Estate Market in Roseville CA
So what does this mean for our real estate market in Roseville CA? Things are definitely looking rosy for buyers and sellers. The hardest part for buyers is that there are still too few homes. But that, coupled with such low interest, is leading to higher prices. However, for sellers, it is the slower season, so it might take a bit longer to sell. But it's also the season where you see the most serious buyers, so less window-shopping. Which is doubly good with the coronavirus still around. And for those wonderful window shoppers who I personally really appreciate, many (including me) are offering virtual open houses. In fact, keep your eyes open. I'm expecting another one of those in the next few days! 🙂
