Talking Autumn, Virtual Open House, and 8-20-23 Real Estate in Roseville CA Update
Can you believe it's already been a week since my last real estate update! Time is surely FLYING this year! It's almost AUTUMN and I am SO looking forward to falling leaves and cooler weather!But as we wait for those glorious colors to appear, how about if we enjoy a virtual open house in one of the great senior retirement communities Roseville CA offers, followed by the stats for our 8-20-23 real estate in Roseville California Area update!
Virtual Open House in One of the Great Senior Retirement Communities Roseville CA Offers
Let's pop into this lovely home for sale in Sun City Roseville CA located at 7284 Timberrose Way.
This delightful senior retirement home has the Shasta 2 bedroom floor plan. The Shasta floor plan is interesting as it is one of the smaller (1547 square feet), and thus less expensive, floor plans – giving you the options of a 2 bedroom with a bit more formal dining room, or a 2 bedroom and den, or a full 3 bedroom to choose from. This particular home has the 2 bedroom with the dining room – which you could also turn into a den if you prefer.
As you enter this lovely home, you are looking into the living room and then you see the view from the windows in the living room! ISN'T IT GORGEOUS!
This is a view lot and most of the year, you see lovely green trees. I'm guessing that, during the winter when some of the leaves may fall, you might even get to see some of the golf course. You already can – take a look to the right of this photo and you can see a tiny bit. And you definitely don't have to worry about any golf balls. Plus you get the lovely tree-filled view without giving up any privacy. It's like you have an acreage plot of land without all the extra work!
Turn to your left, stroll along the delightful dining room
Then enter the kitchen and breakfast nook – complete with a kitchen island. Isn't it pretty! I love the granite counters! And YES! The refrigerator stays! Very Handy!
Walk thru the kitchen to the eating area,
turn to your right and enjoy the view of the open living room area. One of the great things about this floor plan is the delightful great room effect, so popular with most of my real estate clients!
Let's head back from the kitchen to the guest bedroom – isn't this a pretty area? The bedroom has a full closet! Always nice!

Through the laundry area, you find the good sized garage, complete with parking area for your golf cart if you so choose. Or you have extra work space.
Now, let's return to the living room / kitchen / great room and head out one of the two back doors into one of the nicest sunrooms I've seen. Well built, looking lovely, and this one has a little air conditioner and a fan. Very cool, in more ways than one. In the winter, on a rainy day, you can enjoy sitting out here and listen to the sweet sounds of the rain while on the hotter summer days, when the gorgeous Delta Breezes are taking a short break, you can enjoy the summer sunshine without getting too hot.
Then step outside and enjoy the lovely covered patio, complete with a beautiful flowing fountain and a delightful view to enjoy. Thanks to the gorgeous greenbelt areas, wetlands, etc., we do get to enjoy cute critters including bunnies, turkeys, geese, and even the occasional egret that I love! I bet this house enjoys getting to see all of those on occasion. What do you think?
This beautiful Shasta has 1,547 square feet, with a lot that is about .15 acre. It also offers one of my favorite features. You may not need it yet, but someday you might and you will really appreciate them! There are built-in ramps at the front door, the garage door, and the back door off the kitchen. Those are wonderful aging-in-place features that I wish we had when my sweet dad's Parkinsons' Disease progressed. It would have made it so much easier for him and my sweet mom with both his walker and, later, his wheelchair. They are easy to navigate when you don't need them and oh so helpful when you do need them!
This is, indeed, a delightful and beautifully decorated home with a great view!

BOTTOM LINE For Our 8-20-23 Real Estate in Roseville California Area
According to Freddie Mac, the 30-Year Fixed-Rate Mortgage has reached its highest level in over twenty years! But at the same time, ““The economy continues to do better than expected and the 10-year Treasury yield has moved up, causing mortgage rates to climb,” said Sam Khater, Freddie Mac’s Chief Economist.”
They think that it is primarily the fact that too few homes are for sale that is causing the biggest issues, more than the interest rate.
Happily, even if it is the interest rate, for those who are buying or selling homes in one of our senior retirement communities Roseville CA offers, they often have plenty of equity in their current home. It may not sell for as much as what their neighbor's sold for – two years ago. But it will mostly likely be a healthy profit when they sell – and it should make a great down payment or full-price payment, when they buy where they need to move to. Thus boomers and seniors may not need to worry about what the interest rate is.

Curious about the difference between an average price and the median price? There's a great explanation at the Center for Real Estate at Wichita State University. Basically, “average and median are both measures of ‘central tendency,' in that they are intended to provide some indication of a typical or middle value of a set of data. The average is calculated by adding up all of the individual values and dividing this total by the number of observations. The median is calculated by taking the ‘middle' value, the value for which half of the observations are larger and half are smaller.
