October 2022 Real Estate Market in Roseville CA Area Update
I hope y'all had a happy Thanksgiving! And YIKES! Can you believe it's come and GONE! It just seems like time is zooming on to CHRISTMAS and the New Year!

Even in the midst of prepping for and enjoying Thanksgiving, I wanted to be sure we took a look at what's happening with the single family homes that have 0-.25 acres in Placer and Sacramento County real estate, as well as a handful of cities in those counties including the real estate market for Roseville CA. I also like to check in on info for both of our two Sun City 55+ golf retirement communities in Roseville and Lincoln.
Placer and Sacramento Counties
October 2022 Real Estate Market in Placer County
According to Metrolist MLS, 302 homes sold in Placer County from October 1, 2022 – October 31 2022.
Of the homes that sold, the prices ranged from $95,000 to $1,400,000 with a median price of $591,000. The days on market ranged from 1 – 312, with the median being 32.
Of the homes that closed – 174 sold for less than the asking price, 57 sold for the asking price, and 71 sold for over the asking price.

According to Metrolist MLS, 870 Homes sold in Sacramento County from October 1, 2022 – October 31 2022.
Of the homes that sold, the prices ranged from $165,000 to $2,00,000 with the median price being $480,000. The days on market ranged from 0 – 199, with the median being 26.

BOTTOM LINE For October 2022 Real Estate Market in Roseville CA Area
The Fed raised the interest rates again in November and I wouldn't be at all surprised if they didn't do it again in December! Which means interest rates will probably remain high for some time. That being said, prices are still well over last year's prices. I suspect they will continue to drop, and may well go BELOW last year's prices -maybe even below prices from 2-3 years ago. Only time will tell. If you do NOT have to move, you are in a good place. That's awesome.
But for those of you who do need to sell – whether because you need to downsize to a single story home or 55+ community, or you need to move closer to family, or you are having health issues… Perhaps being transferred. There are a lot of reasons that may necessitate a move and if so, I would not delay. I would personally sell now, while you can probably still keep a lot of your equity. And if you are buying elsewhere, realize that – unless you are moving to a VERY expensive area like the Bay area, most likely, you will break even or maybe even come out ahead.
For buyers who haven't been able to afford to buy due to price increases, it is still challenging due to interest rates. BUT my top lenders have some really great programs going on that may help you to achieve your homebuying goals.

Curious about the difference between an average price and the median price which I used above? There's a great explanation at the Center for Real Estate at Wichita State University. Basically, “average and median are both measures of ‘central tendency,' in that they are intended to provide some indication of a typical or middle value of a set of data. The average is calculated by adding up all of the individual values and dividing this total by the number of observations. The median is calculated by taking the ‘middle' value, the value for which half of the observations are larger and half are smaller. When there is a possibility of extreme values, the median is generally the better measure to use.” And with all the extremes we are seeing in our area, THAT's why I use the median. 😀
