Looking Back for Roseville CA Real Estate Market
In order to get a feel for what the Roseville California market will be doing in 2020, we need to look back to 2019 and even a bit of 2018. According to Trendgraphix, there were about 27% fewer Roseville CA homes for sale in December 2019 than in December 2018. But the number of Roseville California homes sold / closed in December 2019 was up over 11% compared to December 2018. So our strong seller's market continues!
Over the past year, the average days on market for the Roseville CA real estate market in general has run from 28 days (in May) to 59 days (in December 2018 and in January 2019). This past December, 2019 there were an average of 54 days on market.
Trendgraphix reports that the months of inventory based on closed sales remains quite low – with December 2019 being the lowest at only 1.4 months of homes available to sellers. Again – another indicator of our strong seller's market.
Based on these figures, I would estimate we will again see many examples of multiple bids. If you are interested in buying, I recommend looking at homes priced a bit under your actual budget and when you find one you love, consider make a strong offer, including a higher amount, right from the get-go. I have some sweet clients who wished they'd done that sooner. They love their current homes but regretted the “one that got away.” And not all sellers will automatically counter. Sometimes, the first offers are what decide it, even though some would have been willing to go higher or “sweeten the pot” in another way.
For sellers, this should also be an excellent time to sell. With so few homes available, your home will be a “hot commodity” indeed!
38 homes have closed escrow in 2020, in the 12 days since New Year's Day! These range in price from $200,000 (a condo) – $730,000.
Spotlight on Roseville CA 95747
Next, I'd like to point a spotlight at the Roseville real estate market in Roseville CA 95747, home to many large and lovely homes, as well as single story homes and the four beautiful 55+ senior retirement communities, including the Sun City Roseville golf course homes and their other lovely retirement community homes.
For this, I'll turn to the latest Altos Research Report from January 8, 2020, which states: “The median list price in Roseville CA 95747 homes for sale is $568,181.”
“The market remains in a relative stasis in terms of sales to inventory. Prices have not been moving higher for several weeks. However, inventory is sufficiently low to keep us in the Sellers' Market zone…If the market heats up persistently” (common in Roseville in the spring) “prices are likely to resume an upward climb.”
Altos' Real-Time-Market Profile for the week includes:
- Average days on market – 85
- Median house size in Roseville CA 95747 – 2,438 square feet
- Median lot size – 5601-8000 square feet
- Median number of bedrooms – 4.0
- Median number of bathrooms – 2.5
Altos goes on to state, “we continue to see prices in this zip code bounce around this plateau. Look for a persistent down-shift in the Market Action Index before we see prices deviate from these levels.”
While that could happen at any time, I've been seeing this statement on these particular real estate market reports for a LONG time.

Here are some of the homes sold in Roseville CA 95747 in the past month that are just in our 55+ retirement communities in West Roseville. For the most part, these are Del Webb's Sun City Roseville, Del Webb's The Club at Westpark, and the Silverado homes at Eskaton Village Roseville, though we are starting to see some of the Lennar homes and other Roseville senior living 55+ homes pop up. (Generally, the brand new construction does not show up on the MLS right away.)
Mortgage and Interest Rates
A big shout out to one of my top lenders, Rodney Anderson, for sharing this great news about mortage and interest rates. According to CoreLogic, “The U.S. housing market is poised for a brisk year. In CoreLogic's latest Home Price Insights report, Chief Economist Dr. Frank Nothaft said, “The latest U.S. index shows that the slowdown in home prices we saw in early 2019 ended by late summer. The decline in mortgage rates has supported a rise in sales activity and home prices.” CoreLogic predicts home prices will rise 5.3% year-over-year by November.”
Per Freddie Mac, “the low mortgage rate environment combined with the red-hot labor market is setting the stage for a continued rise in home sales and home prices!”
