My senior mom and I were driving home from the Folsom Outlets last week via East Roseville Parkway in Roseville CA. It's such a lovely drive and, generally speaking, you miss a lot of the traffic you'd hit if you took the freeway. As we drove by the large and lovely houses between Olympus and Secret Ravine (near Sutter Hospital), including some delightful homes for sale Roseville offers there in East Roseville, my mom exclaimed at the HUGE homes she could see to her right. I commented that those were definitely large and definitely lovely. And also, most likely, fairly expensive. Especially when compared to houses for sale in Roseville CA 95747 – also known as West Roseville California. 🙂
COMPARING EAST AND WEST ROSEVILLE HOUSES
When we got home, my curiosity got the better of me and I went on a search in the MLS – looking for houses for sale Roseville similar to one I'm currently sharing online and offline in West Roseville (pictured above and throughout this post). This gorgeous home (which has since been SOLD) has 3800 square feet, 6 bedrooms, 4.5 bathrooms, a built-in heated swimming pool, almost 1/4 acre lot, and a FOUR car garage. (Can you tell garages are important in our family? 🙂 ).
I found 3 homes that had recently been sold in the area my mom was admiring that were similar:
As you can see, the houses for sale in East Roseville all have LESS than 3800 square feet, two only have 4(5) bedrooms – compared to the West Roseville home having 5(6) bedrooms (meaning one of the rooms can be used as a bedroom or bonus room), none have 4.5 bathrooms (the two top ones are 3.5 bathrooms), all were built about the same time as the West Roseville home, the lot sizes are the same, and NONE have a four car garage! They sold for $607,500 – $775,000, with $169.22 being the least expensive price per square foot. The West Roseville home is only $550,000 and only $144.66 per square foot! Sweet!
There really can be a definite price difference between houses for sale Roseville offers in various areas, ie East Roseville and West Roseville. (Central Roseville, as well.) For me, the lower prices, the gorgeous homes, and the fact that we're all in the same great town of Roseville CA all have kept me quite happily in the West Roseville side of town since I first moved here over two decades ago.
ALL OF ROSEVILLE CA IS GRAND!
But please don't get me wrong. I LOVE East Roseville too! I'm frequently over there to see friends, family, go to church, shop and eat – the same as West Roseville AND Central Roseville. And with the Pleasant Grove – East Roseville Parkway connectors, it's easy and fast. And they have many grand parks as well, like this cool dinosaur park!
