Once again, we are still in a *sellers' market.” That is because we only have 1.6 months of inventory available. BUT that is a 168% increase from last June 2021 AND it's a 34.5% increase since last month! It's also not as strong of a seller's market as it used to be. And we are seeing more price cuts! Sounds like a great time for the June 2022 Real Estate Market Update for Roseville Area – covering Sacramento County, Placer County, Roseville, Sun City Lincoln, and Sun City Roseville (where you will find this delightful home for sale and at a recently reduced price!) And that is becoming more common in this changing real estate market.
According to Ryan Lundquist, top Sacramento appraiser and blogger at Sacramento Appraisal Blog, “Nearly 40% of active listings have had a price drop!” And he's referring to each of our counties along with some smaller regional areas. WOW! It'll be interesting to see how it looks with my areas. I imagine I'll see the same with the counties, but it's the two 55+ and Roseville that I'm really wondering about.

Bottom Line
That's it for the June 2022 real estate market update for Roseville area. For the most part, we are seeing many more homes available this year. For the two counties over all, fewer homes sold this year. BUT with Roseville and Sun City Lincoln, they actually had a few more homes sell than last year – tho not by a huge amount.
AND because of more homes on the market, and fewer homes selling, buyers can find some lovely deals. For instance, did you notice the lovely photos gracing this article? They are for one of the beautiful Del Webb Roseville homes for sale in Sun City Roseville. Not only is it currently for sale. They just dropped the price quite a bit. The owner is a very creative and skilled at crafts so the huge primary bedroom has been transformed into a craft room and still has plenty of room in one of the secondary bedrooms to have a traditional bedroom set. Very cool and VERY organized. I am SO impressed by it! (But, of course, you can easily transform it as your primary bedroom if you prefer. )
In addition to the lovely dining room/ living room, there is the oh-so-popular great room with sitting area, breakfast nook, and gorgeous kitchen – check out the great looking appliances and granite counters!
