It's the middle of August and time to review the full statistics for the Roseville Housing Market for JULY! That's right, it's the latest stats in the July 2022 real estate market in Roseville CA Area.
Currently, we're in the “Dog Days of Summer” in mid-August 2022 and the temps are hot while the real estate market is changing! Personally, I'm hoping for some Delta Breezes to help me enjoy this heat wave AND real estate market. (What are Delta Breezes? Per LocalWiki.org, “The Delta Breeze is the local name for a wind coming from the southwest, off of The Delta of the Sacramento River and San Joaquin River. This wind carries with it cooler, more humid air from off of the Pacific Ocean.” And it is great! Enjoy this lovely photo of the Sacramento River adjacent to Downtown Sacramento while you also enjoy some local real estate numbers.
This time we are looking at all single family homes – 1/2 acre max.
July 2022 Real Estate Market in Two of Our Northern California Counties
This is a photo I took of Dry Creek during the rainy season (hence all the lovely green.) Per Wikipedia, “Dry Creek is a 15-mile long stream in Placer County, California, tributary to the Sacramento River via Steelhead Creek.

Up 18.2%
Per TrendGraphix, the number of homes for sale in July 2022 was up 18.2% compared to last month and up 122.1% compared to last year! WOW!
Homes sold/closed July 2022 – 406
Homes sold/closed June 2022 – 524
Down -22.5%
More change – the number of homes sold in July 2022 was down 22.5% compared to last month and down 33.2% compared to last year!

Homes available July 2022 – 2155
Homes available June 2022 – 1884
Up 14.4%
Similar pattern as Placer County though the percentages were a bit less dramatic. Not only were more homes available in July, compared to June – by 14.4%. There were more homes available this July compared to last July – by 69.3%.
Homes closed/sold July 2022 – 1041
Homes closed/sold June 2022 – 1279
Down -18.6%
Big numbers again – in addition to fewer homes closed by 18.6% between June and July, the percent of homes closed between July 2022 and July 2021 also dropped – by 32%!

BOTTOM LINE For July 2022 Real Estate Market in Roseville CA Area
I know some of this sounds a bit troubling for sellers BUT REMEMBER – it's STILL MORE THAN IF THE LAST FEW YEARS HADN'T DRIVEN PRICES SO HIGH – so if you NEED to sell, this is STILL a good time.
And oh my, I do have some anxious buyers watching this closely and smiling more!
And sellers – if you do sell – make sure you pick a REALTOR who is really watching this market and the prices. They are changing weekly (dare I say DAILY). And if you price it too high, it will almost definitely take longer to sell. Not only that, you will likely end up getting LESS than if you priced it properly from the beginning.
