My July 2021 Placer-Sacramento Area Cities Real Estate Market Report
Having just completed my monthly Roseville Real Estate Market Report, I started working on my (Mostly) monthly newsletter for my blog and real estate subscribers. In it, I'm sharing some of the fun area events that are making a comeback after the past year's hiatus due to covid. It led me to think about real estate in areas beyond Roseville, where I also have great clients. And I realized it was time for a bit broader look. Hence, voila! This post. 😁 My July 2021 Placer-Sacramento Area Cities Real Estate Market Report.
The Nitty Gritty of Comparing
That is a bit tricker. Sacramento County is very big, yet compacted (close together in mileage) and mostly city homes. Placer County is really spread out and goes all the way up to Tahoe AND has city AND country homes. So rather than making it by county – I originally planned on making it by area which is easier for these comparisons. I was going to do Sacramento County total compared to Roseville, Rocklin, Lincoln in Placer County. But Sacramento County currently has 1,083 homes on the market today compared to the 3 Placer cities which only have 232 homes on the market. So I decided to change it to Carmichael, Citrus Heights, and Fair Oaks for Sacramento County and Roseville, Rocklin, Lincoln in Placer County. But I'm going to also do the larger area to see how that changes things (especially since I already did that 😁)
As with my last post – this will look at single family homes with prices from $300,000 – $999,999.
Sacramento County – total
- 1083 Sacramento County homes for sale on the market right now – July 16, 2021
- Number of Sacramento County homes that were sold June 1 – 30, 2021 – 4,119 – This is up 9.2% compared to last month and up 11.3% compared to last year.
- Average price per square foot of all homes sold in Sacramento County in June – $297.
- Avg. days on market for all Sacramento County homes in June – 13
- Most homes sold for over their listing price in June.
- Avg sold price for Sacramento County homes sold in June was $555,000 which is up 2% compared to last month and up 17.3% compared to last year
- In June, there was only .7 months of inventory (Homes for sale in Sacramento County, CA) available on the MLS.
Sacramento County – Citrus Heights, Carmichael, Fair Oaks
- 179 Sacramento County homes for sale on the market right now – July 16, 2021
- Number of Sacramento area homes in Citrus Heights, Carmichael, Fair Oaks homes that were sold June 1 – 30, 2021 – 235 – This is down 0.8% compared to last month but up 24.3% compared to last year
- Average price per square foot of all homes sold in Citrus Heights, Carmichael, Fair Oaks in June – $309.00
- Average days on market for all these Sacramento area homes in June – 11
- Most homes sold for over their listing price in June, 2021.
- Average sold price for Citrus Heights, Carmichael, Fair Oaks homes sold in June was $535,000.00 which was up 1.95% compared to last month and up 16.6% compared to last year
- In June, there was only .6 months of inventory (Homes for sale in Citrus Heights, Carmichael, Fair Oaks, CA) available on the MLS.
Placer Area – Roseville, Rocklin, Lincoln
- 232 homes for sale in Lincoln, Rocklin, and Roseville combined are on the market right now – July 16, 2021.
- Number of Placer Area homes that were sold June 1 – 30, 2021 – 424
- Average price per square foot of all homes sold in the Placer Area I selected in June – $302 – That number is up 2% compared to last month and up 22.8% compared to last year
- Avg. days on market for all Placer area homes in June – 8
- Most of the homes sold in Lincoln, Rocklin, and Roseville in June sold for over the list price.
- Avg sold price for Roseville homes sold in June – $649,000.00 – This was down 1.8% compared to last month but up 11.9% compared to last year
- In June, there was only .4 months of inventory (Homes for sale in Placer area I selected) available on the MLS.
Bottom Line
I hope you enjoyed my July 2021 Placer-Sacramento Area Cities Real Estate Market Report. Not a lot of dramatic differences other than amounts available and sold, but all interesting nonetheless.
