More Roseville CA Real Estate Statistics for 8/28/22
Here are some interesting charts from our Sacramento Metrolist and Trendgraphix – These are specific to Roseville CA only as that is where I am located. But if you would like to see them for another city or area, let me know. I'll be glad to add them, in addition or instead of, as time permits. 😀
For Sale (light green) vs sold (dark green) – notice the dramatic difference for 6/22 and 7/22 compared to all the rest!!!
Average Price Per Square Foot – this chart gives you a bit of a gauge on how prices have been going between May 2021 and July 2022
The top line in the chart below is how the selling price vs original listing price compare. 100 means it went for list price, over 100 means it went for over the asking price, under 100 means it went for under the listing price. For the past couple of years, most homes sold for over the listing price – some for WAYYYYYY OVERRRRRR the listing price. Now, we are seeing most homes selling for under the listing price, sometimes WAYYYYY UNDERRRRR the listing price – partly due to sellers not being used to the new changes in our real estate market – and that is true both in the Roseville Sacramento area and in most of the United States.
The bottom section in the chart below refers to the number of days on the market – over the past two years, we saw many homes sell in less than a week. Now, we are seeing many sit on the market for days/weeks.
The following chart refers to months of inventory available. In other words, how long would it take to sell what's currently available. Currently we are at 2.7 months – if we round up – it would be 3 months.
And here are the “normal” definitions for each market.
ALTHOUGH, some experts are saying, based on all the other things going on, that in today's real estate market in our Roseville Sacramento area, 3-6 months might be more of a buyer's market. (Time will tell on that one. 😀)
Bottom Line for our 8/28/22 Real Estate Market in Roseville CA Area
Prices continue to be good for sellers, albeit not as good as 4-6 months ago – in large part due to the Feds raising the rates, leading to the mortgage companies raising the interest rates, plus major inflation meaning there are fewer buyers, so multiple offers are now a rarity. Thus pricing your home correctly is vital. Much better to price it right from the get-go, then have it sit on the market for weeks (months) – driving you nuts, and having to lower it every couple of weeks.
Buyers, you are now better able to find a good home, make a decent offer, and not have to deal with one NO after another. AND not have to say yes to a variety of difficult requests like rent-backs (never a good idea, per our attorneys), etc.
In other words, it's a good market for both IF you have to move. If you don't, I would personally stay put. But for those who DO have to move, give me a call and let's work together on a good plan for YOU! I'd love to help you with all of your real estate needs.
