Spring has sprung and so has the housing market in Roseville CA! (CLICK HERE for the LATEST real estate market updates for the Roseville CA area. But it might also be fun to compare it to the figures below. 😄 )
Roseville Homes For Sale
When you compare the homes available in the housing market that are for sale between January and February, there were 195 in January (with 31 days) and only 170 in February (with 28 days). In spite of that, the number of homes sold was 127 in February compared to 100 in January – a 27% increase in spite of 3 fewer days! Same with pending – only 149 entered escrow in January while 174 entered escrow in February – an increase of 16.8%. And when you compare the numbers to a year ago, we are up 18.7% in number of homes sold last February vs. this February! Very good news for home sellers.
Somewhat unhappy news for the many buyers out there looking – there were 240 homes available on the market last February and only 170 homes available this February – a drop of 29.2%!
Of course, that kind of housing market makes many sellers happy as it often leads to multiple offers and increased sales prices.
February Average Sold Price
The average sold price in all of Roseville in February 2017 was $455,000. In February 2016, the average sales price was only $424,000. An overall increase of 7.3% for the entire city.
Housing Market by zip codes
For 95747 – the average sales price in February 2017 was $484,000 – $217 per square foot. In February, 2016, the average sales price was $430,000 – $202 per square foot. This is an increase of 12.6%
For 95661 – the average sales price in February 2017 was $555,000 – $210 per square foot. In February, 2016, the average sales price was $484,000 – $203 per square foot. This is an increase of 14.7%.
For 95678 – the average sales price in February 2017 was $337,000 – $213 per square foot. In February, 2016, the average sales price was $386,000 – $193 per square foot. This is a drop of 12.7%.
Current Numbers Mid-March
There are currently about (the housing market changes minute by minute as our MLS updates instantly – so all these numbers are approximate 🙂 ) 201 single family homes for sale in all of Roseville as of the time I'm writing this on March 20, 2017. Another 205 homes are pending. And 96 homes have closed escrow between March 1 and today.
In my neck of the woods of West Roseville – 95747, there are 121 homes for sale, 59 homes that were sold have closed escrow in March thus far, and 107 homes that are in escrow.
In Central Roseville – 95678, there are only 32 homes for sale, 59 homes that were sold have closed escrow in March thus far, and 72 homes that are in escrow.
In East Roseville – 95661, there are 48 homes for sale, 18 homes that were sold have closed escrow in March thus far, and 24 homes that are in escrow.
Roseville Housing Market
Roseville continues in a seller's market as buyers continue to outnumber the homes available for sale.
This doesn't mean you can't find a house to buy. But I do recommend to my clients to create an offer that entices the seller to select YOUR offer – while still protecting your best interests.For example:
- Make sure you have your pre-approval ready to go
- Be willing to make a solid offer with “sweets” for the seller – like being willing to offer over the asking amount (usually contingent on the appraisal – though if you can pay some of the difference out of pocket, it will be that much sweeter)
- Offering to pay your own closing costs and maybe even some of the seller's.
Not fun I know, but in this market with so many multiple offers, those can be useful tools for buyers.
