Local Programs for First Time Home Buyers
The definition of a first time home buyer can be (though it may vary),
“You must be a First Time Home Buyer – Participants cannot have owned their primary residence within the last three (3) years (except for displaced homemakers).”
So you may have owned several homes, yet still qualify to be a first time home buyer. 🙂

Wise Resources for the First Time Home Buyer
Buying a home is expensive. Even those who qualify for a VA loan have expenses, such a the home inspection. Then you own the home and you don’t have a landlord to call if something breaks. It can definitely seem intimidating. One thing that has helped me personally in the past and still does to this day is a home warranty. I’ve read pros and cons to those. And they’re not perfect. But I’ve personally used Old Republic Home Warranty for decades and been very happy with them. It helps me spread out the cost of any repairs over time (since I only pay a $60 co-pay for each repair (it may have gone up a bit in the last year or so) and they’ve really saved my bacon more than once. In fact, I think they are so practical, I have them on my rental homes as well.
