Welcome to my February 2023 real estate market in Roseville CA area update! Yes, we are well and truly into 2023. It's March 14, 2023. But, as always, real estate statistics are always shared a month behind. So on this rainy, windy, mostly cloudy day (though for two minutes, at 3:20 pm, I actually saw blue skies peek thru), I'm happily working INSIDE instead of having to be out in this Lion-y weather. But I am also looking forward to showing lovely 55+ homes for sale in Roseville to one of my clients tomorrow when the weather is forecast to be much calmer and nicer!

February 2023 Real Estate Market In Roseville CA
Today, March 14, 2023, there are 467 single family homes for sale in Roseville CA.
According to Metrolist MLS, 119 single family homes sold in Roseville CA from February 1, 2023 – February 28, 2023.
Of the homes that sold, the prices ranged from $415,000 to $1,225,000 with a median price of $619,900 . The days on market ranged from 2-361, with the median being 45.
Of the homes that closed – 73 sold for less than the asking price, 19 sold for the asking price, and 27 sold for over the asking price. Some of the most dramatic lowered prices included a drop of almost $140,000 after 62 days on the market, $78,000 after 29 days on market, and almost $75,000 after 91 days on market.

Of the homes that sold, the prices ranged from $440,000 to $925,000 with a median price of $639,500. The days on market ranged from 2 – 250, with the median being 37.

Of the homes that sold, the prices ranged from $430 to $1,950,000 with a median price of $588,000. The days on market ranged from 2 – 304 with the median being 51.

Of the homes that sold, the prices ranged from $280,000 to $750,000 with a median price of $447,500. The days on market ranged from 1to 291 with the median being 19.
Two of The Lovely 55+ Communities in Placer County
The two largest 55+ communities in Placer County are Sun City Roseville and Sun City Lincoln. They are 2 communities that do NOT have a Mello Roos tax, have some of the lowest HOAs of all the 55+ communities and both offer at least 2 swimming pools with at least one heated pool indoors that is normally open year round.

According to Metrolist MLS, 311 single family homes sold in Placer County from February 1, 2023 – February 28, 2023.
Of the homes that sold, the sold prices ranged from $200,000 to $2,450,000 with a median price of $630,000. The days on market ranged from 0 – 361, with the median being 48 .

According to Metrolist MLS, 687 single family homes sold in Sacramento County from February 1, 2023 – February 28, 2023.
Of the homes that sold, the prices ranged from $175,000 to $1,500,000 with a median price of $495,000 . The days on market ranged from 0 – 320 , with the median being 26.
Hot Tip For Sellers No Matter What The Weather
Mostly our weather is pretty easy-going. But there are those times when things can change constantly in our weather After two more hours of dark cloudiness, MORE BLUE SKIES at 5:15 pm! Here's hoping March's “Lion” activity truly calms into March's “Lamb” Delights – following the old saying that goes, “March comes in like a lion and goes out like a lamb” – at least, we hope so! 😊 And hopefully our real estate market will calm down soon as well.
One thing I am noticing. Sellers are having a hard time pricing appropriately for the market. I suspect many are wanting last year's prices and sadly for buyers, that isn't likely to happen any time soon. Many are pricing much higher than the comps and most of the time, they are not selling for many days, after making one or more price adjustments.
In the meantime, they are paying for homeowners insurance, HOA dues, mortgage interest (if they have one), and utilities (if they are smart – sellers definitely should keep the heater/air conditioner on at a good temperature. Then buyers will come in and love the house rather than be freezing – or roasting in the summer – and wondering if the heater/air conditioner are broken.). Below is a great video I shared from Chicago Title with great reminders (and, of course, the amount saved would go up if the price is higher and vice versa).
