December 2021 Roseville CA Real Estate Market Report

Merry Christmas! It's December! ! A time for fun, and lights, and music. Not to mention gingerbread cookies, houses, and coloring pages with my grandkids. AND as a result of all those fun activities throughout our lovely area, it's a time for a verrrrrryyyyy slow real estate market….. PLUS it's also a time for my December 2021 Roseville CA real estate market report! (And oh yes – It's a WEEK before CHRISTMAS!) ๐Ÿ˜€๐ŸŽ„

As I mentioned above, it's very slow so few homes are popping up. And because of so many multiple and high offers last year, we're still seeing higher prices in general.

Like usual, I'm going to check out all 3 zip codes combined for Roseville CA โ€“ 95678, 95661, and 95747 – which includes all four of our beautiful 55+ active senior retirement home communities. Plus a couple of different twists. Read on… ๐Ÿ™‚

Once again, for Roseville general, I'll be sharing information about all single family homes between $300,000 โ€“ $999,999 as those are the numbers we have focused on in the past few months. ๐Ÿ˜€

November 2021 Real Estate Stats vs November 2020 vs November 2019

Twists – I was curious how our homes for sale AND our homes sold in Roseville and a few other cities in our area compare this year vs each of the last two years – and even some against 2009.

Homes for sale in all of Roseville:

  • November 2021 – 77
  • November 2020 – 72
  • November 2019 – 216ย  – WOW! November is generally a slow month – but notice the difference about what slow was then and what SLOW is now!

Homes sold in all of Roseville

  • November 2021 – 171
  • November 2020 – 192
  • November 2019 – 167

Average Home Price-Homes Sold in Roseville in Nov. 2021 vs 2020 vs 2019

  • November 2021 – $646,000
  • November 2020 – $554,000
  • November 2019 – $486,000

WOW! Just WOW! It's gone up quite dramatically the past three years. Over the past five years it was more of a gentle rise and definitely steeper in the past three years!ย  Check out this chart from Trendgraphix!ย

Average Home Price-Homes Sold in Roseville in Nov. 2009

This is interesting as well. Back in 2009 Roseville average home price was almost double Citrus Heights – now it is much closer (see *ย  below)

*November 2009 – $317,087.00

  • November 2021 – $ 580,000
  • November 2020 – $ 527,000
  • November 2019 – $ 447,000

  • November 2021 – $ 627,000
  • November 2020 – $ 566,000
  • November 2019 – $ 506,000

Average Home Prices for Homes Sold in Rocklin in November – 2021 vs 2020 vs 2019

  • November 2021 – $ 669,000
  • November 2020 – $ 606,000
  • November 2019 – $ 520,000

Average Home Prices for 55+ Homes Sold in Roseville in November –ย  2021 vs 2020 vs 2019

  • November 2021 – $605,558.00 Took 2 years to get to this jump of about $120,000.ย 
  • November 2020 – $484,088.00
  • November 2019 – $457,644.00 Took 10 years to get to this jump of about $150,000

Another (sad for many buyers-great for many sellers) WOW!ย  Notice the major price jump between November 2020 and November 2021 – vs. November 2019 and November 2020!

November 2009 – $307,998.00ย ย 

Is This YOUR Time To Sell?

If you have been thinking of selling – this could be a great time to lock in your profit and we definitely need more houses as we have plenty of buyers!

Right now, they are anticipating interest rates going up this year with inflation increasing. How many others remember when interest rates were 9% – or even 15% !!!

Here's some interesting food for thought according to my handy dandy Chicago Title calculator:

  • If you borrow $400,000 for 30 years at 2% interest your monthly payment (principal and interest) will be $1478.48
  • If you borrow If you borrow $400,000 for 30 years at 3% interest your monthly payment (principal and interest) will be $1686.42
  • If you borrow $400,000 for 30 years at 4% interest your monthly payment (principal and interest) will be $1909.66
  • If you borrow $400,000 for 30 years at 5% interest your monthly payment (principal and interest) will be $2147.29!

As the interest rate creeps up, the number of buyers for your house creep down. Less buyers equals less competition equals lower prices for your house.

  • Number of homes for sale in Roseville CA-as of December 18, 2021 is about 81
  • Number of homes sold in Roseville CA November 1 – November 30, 2021 โ€“ 171
  • Average price per square foot of all homes sold in Roseville in November โ€“ $313.00 per sq ft
  • Average days on market for all homes sold in Roseville in November – 16 Days
  • Average sold price for Roseville homes sold in November โ€“ $646,000.00. Up 2.5% from last month
  • The market in general is still a strong seller's market.

  • Average days on market for all Roseville 95678 homes in November – 24 days – that's quite a change from last month's 16
  • Average sold price for Roseville 95678 homes sold in November – $610,000.00

  • Average sold price for 95661 homes sold in November – $636,000.00

If you're looking for lovely 55+ homes, 95747 is the place to head. If you're looking for brand new homes, we have tons of those too. AND we have regular residential as well – some large some small – something for everyone! And currently, Roseville 95747 has the most homes for sale!

As you can see, we are still in a Seller's Market in Roseville, and – indeed – throughout the Sacramento and Placer County area, and now there are even fewer homes available due to being so close to Christmas – but come January 2…. to be continued in the JANUARY Market report…. ๐Ÿ™‚
