Statistics for Our Roseville Area for Interest Rates
Rather than my normal increase / decrease post or even my monthly blog post of statistics for our Roseville area, I did a deeper dive into some of the normal areas I cover to see how things may have changed since 2019 (the year before the covid shut down). This arose from questions I have received recently from a few different friends so I thought y'all might enjoy the info as well.
Changes impacting our Statistics for Our Roseville area from 2019 – 2023
Currently, FreddieMac is listing the average 30 year fixed-rate mortgage at 6.43% as of April 27, 2023. On April 28, 2022 they listed it as 5.10%. On April 25, 2019, it was 4.20%.
Statistics for Our Roseville Area For Home Sales
Here are some of the interesting statistics for our Roseville Area as far as number of homes sold during March 1 and April 30 for each of the same years – 2019, 2022, 2023, along with a couple of the sweet spring flowers we are enjoying during these lovely sunny and WARM days of spring in our Roseville CA area.

Thoughts on These Statistics for Our Roseville Area
There are definite changes. You can see that:
- Median sales prices went up from 2019 to 2022 and then down in 2023 in each of the areas I looked at.
- I was intrigued to see that, for most of the areas I looked at, I saw their median cumulative days on market at the lowest amount in 2022, and the highest amount in 2023. The two exceptions were Citrus Heights which is higher than 2022 but lower than 2019. And similar results for Sacramento County overall – with 2019 and 2023 tied but both are higher than 2022.
Of special interest to me since I have several 55+ clients (past and present) – many of whom are (or have been) especially interested in Sun City Roseville and/or Sun City Lincoln –
- It feels like there are a LOT fewer homes available in Sun City Roseville right now but based on numbers of homes sold – while there are fewer, it's not as low as I thought. 41 were sold in 2019 in this two month period, 47 in 2022, and 34 2023. (I checked 5/5/23 – 35 homes total sold 😊)
- And the same is true for Sun City Lincoln. 69 sold in 2019, 61 sold in 2022, and 52 sold this year – I checked 5/5/23 – definitely 52 sold 😊
So it's not our imagination that it is down a bit, but happily, it's not down as much.
Even Deeper Dive Into Sun City Roseville CA
And even more interesting for Sun City Roseville, here's a chart I created (not the greatest, I know, but it does make a good point) to evaluate how pricing was going over the same two month period in 2023:
Under the column labeled Close Price you will find the Original Price below it.
In the next column labeled Contractual Date / Under Over Orig is the amount +over the asking price OR -under the asking price



I was primarily focusing on $560,000 and below. Most of the above are Sun City Roseville but there are a few from The Club at Westpark with similar price reductions. I only noticed one at Heritage Solaire though there might be more (higher priced so that's why I didn't mark it) – and it was reduced 50,000.
I did the same search for last year – same time period just before things started to really change from the interest rate increases. At that time period, only about 10 out of 54 home buyers paid the original or less than the original price. All the rest paid over – and again, it varied by how much.
So there are definitely LOTS of price drops in our 2023 55+ market statistics for our Roseville area. I didn't explore the traditional homes and price cuts. If that's something that interests you, email me at KayeSwainRE@gmail.com and let me know! 😀
