A Tale of Two Cities – January 2022
I thought I'd take a little peek at how the Citrus Heights CA real estate market and the Roseville CA real estate market went in January. I only looked at a small price range and a small style – the parameters for each were set to $350,000 – $500,00 – 3 bedroom, 2 bath.
Homes for Sale in Citrus Heights Calif. That Closed in January
There were only 22 homes that were 3 bedroom, 2 bathroom, and between $350k and $500k that closed in January among the homes for sale in Citrus Heights California that fit those parameters. 15 were in the Citrus Heights zip code 95621 and 7 were in the Citrus Heights zip code 95610. The sold prices ranged from $362,000 to $500,000. One went for asking price, all the rest went over asking price. The amounts over ranged from 5k – 50k!
Homes for Sale in Roseville
There were only 2 homes in Roseville that closed that were 3 bed, 2 bath, between 350k-500k. Of those homes, both were in Roseville 95747. One went for $485,000 ($30,000 over asking), the other for $500,000 – which was the list price. I have to admit, I was surprised there wasn't even one of these homes for sale in Sun City Roseville.
What does all this mean
The frustrating part for both these cities is how few of these homes are available. This is a popular size for young singles and young families just buying their first homes as well as boomers and seniors who want to downsize yet stick to a safe budget for retirement.
Sun City Roseville does help a little with the many options for retirement needs but not all boomers and seniors want to live there since it is an HOA with association fees (albeit the most reasonably priced HOA fees and NO Mello Roos!). But as their prices keep going up, due to too few homes in the area, many boomers and seniors will be unable to purchase there.
Good News for Home Sellers
Right now, both Citrus Heights and Roseville area home sellers are usually able to sell their homes quickly for excellent prices. BUT we are expecting several interest rate hikes over the next few months. THAT could lead to fewer sellers and prices dropping a bit. So if you've been wondering if now is the time to sell your home – whether to downsize, move closer to family, or due to other needs, you can be assured that it is a GREAT time for sellers who are finding great profits in doing so.
