Tamarraw Brown, a fellow agent who I often work with, and I enjoyed walking through all the brand new homes for sale in Roseville CA at the Lennar Heritage Placer Vineyards gated 55 retirement community in West Roseville. I was so impressed by their offerings – especially the fact that they plan to have TWO pools – including one that is inside and heated. Up to now, I believe Sun City Roseville and Sun City Lincoln are the only 55 active senior retirement communities to offer that. Kudos to Lennar for making that decision!
They also plan to offer pickleball courts, a lovely lodge, some other sports courts, etc.
And wow! They have some great features throughout the lovely homes. Isn't this a gorgeous kitchen I am “showing off.”

What's “Next Gen Suite” in The New Homes for sale in Roseville CA?
Some of these new homes for sale in Roseville CA might seem a bit big when you are ready to downsize. Not only that, you might really be wondering about the Next Gen Suite.
I first heard about it several years ago when a reporter called me to ask my opinion of it, since she had noticed my emphasis on multigenerational caregiving options in my blogs. I went and checked it out and fell in love with it and still appreciate them mightily. They are a wonderful option for 55+ year olds who are caring for their elderly parents – a very VERY common situation, I assure you. Basically it is two homes attached with the front part a great little apartment complete with a kitchen, bedroom, bathroom, small laundry room (using stackable washer and dryer), and one garage. The photo above shows the smaller great room for the little “apartment.” As Lennar puts it, “Each next Gen home offers a noise insulated, private suite with all the home essentials you need to work, learn, and create and have a sense of independence.”
The rest of the home features a lovely open concept living area with three bedrooms, including the primary suite with a generous walk-in closet, a larger laundry room, 2.5 bathrooms and a two car garage on that side. It is especially nice for a couple caring for an elderly relative to give each of them an easy way to care for them but also much needed privacy for all.
Not only that! Some of the other floor plans that are larger are also well set up to provide similar options but in a more traditional layout. As I said to the reporter then ” “The silver tsunami is approaching, and people are saying, I need help,” [Kaye] said, referring to the aging baby boomer generation. In her business, she's counseled people in their 40s and 50s who are preparing to care for aging parents.” And this is a GREAT way to be able to provide that help yet provide privacy for all.
Lovely Aging in Place Options
As we walked through the various lovely 55+ new homes for sale in Roseville CA that day, I was very happy to see easier entry into showers. (Can you spot Tamarraw and me in the photo above 😃 – Have to love those reflections!)
Some do have a small ledge to step over, although they do appear to be a bit lower than Sun City's, making them even easier to step over. Showers in some of the other models offer a full “zero step entry” (meaning no step – great for wheelchairs and other chairs plus no step to trip on.) Both are much easier when you are helping an elderly parent into the shower. Or for that matter, much easier for any of us to enter – 20 or 30 years from now 😀. (And don't laugh – you know it will FLY by! 😀) I don't know if you can tell, but here is a shower below with zero step entry adjoining the tub and it is flat matching the floor. If I was buying there, I would ask if I could have that one.
More Thoughtful Additions
Some of the many lovely options that caught my eye included tankless water heaters, wider hallways (great for wheelchairs and visiting grandkids strollers), and energy conscious options. And, of course, since these are brand new they have the required solar heating panels which you can lease or purchase. I would personally recommend to always purchase. That way, if you do have to re-sell sooner than you plan, it will make the process much easier. And our favorite – LOTS OF LIGHTS. The biggest complaint I hear when showing off homes in Sun City Roseville – why don't they have lights in the bedrooms and living rooms. That was the “style” in the 80s and 90s (maybe even earlier) – no lights and you put lamps in there and so many of us do not like that. These homes had LOTS of great lights throughout – I believe in every room! AWESOME!
