Food for Thought
Note that, with three exceptions, the median closed price was over the median asking price. Very normal for our area for the past few years. The three exceptions were both of the 55+ for Roseville (which makes sense they'd be the same – because of the 25 homes that closed in all four of our 55+ communities, 19 were from Sun City Roseville. That also makes sense, since it is the largest by far – in fact, it is larger than the other three put together.
The third exception was from my look-back to 2019 when the median listing price and median closed price were the same. That was still a strong seller's market back then. But the huge run ups we are seeing now were much rarer then. And wow! Notice the median days on market was twice as long as now!
We are definitely still in a seller's market! Will we stay here, or start to go down? That's anybody's guess. My thoughts? IF I didn't need to move, I wouldn't. BUT if I did NEED to move – due to finances, health, family needs, work needs, etc., I would sell NOW. I do have concerns that this is going to change and with prices at an all-time high – this is an excellent opportunity to cash in safely.
