Bottom Line
Freddie Mac interest rates remain unchanged from last week for the 30 year interest rate, while they went up a bit for the 15 year interest rate.
Even more interesting, the Placer County total homes available are 547 and the Sacramento County total homes available for sale are 578. Compare that to 504 Placer County and 1515 Sacramento County – just as Christmas season was starting at the beginning of December. Now go even further back to when I started this series on August 27, 2022. For Placer County there were 1139 homes available for sale and 2,576 homes for sale in Sacramento County! WOW!
Even in the smaller areas, for example, Sun City Roseville had 28 homes for sale back in August and Sun City Lincoln had 45 homes for sale. Today, there are only 12 homes for sale in Sun City Roseville CA and 31 homes for sale in Sun City Lincoln CA.
Those numbers are a big reason why this market is just about as difficult for many buyers as before. Too few homes to pick from. And sometimes, too many buyers vying for the homes are raising the prices back up again. Happily THAT isn't happening as much but still, we are at times winding up with very disappointed buyers.
One bright light in the midst of all this are the many MANY lovely and brand new homes in Roseville CA and the surrounding area. But those have their own set of caveats. Many people choose to move to Roseville for the Roseville schools. Some have been sadly disappointed to discover that there are several new home builders IN Roseville that are NOT IN ROSEVILLE SCHOOL DISTRICTS. Others aren't looking for school options as they may be downsizing and/or retiring in Roseville, and looking forward to our famous and less expensive Roseville utilities. They, too, have discovered that NOT ALL HOMES WITH A ROSEVILLE ADDRESS are in the INCORPORATED area of Roseville with the Roseville utilities. Some have been dismayed to discover that some of the new homes are in UNINCORPORATED Roseville with other utility companies – some of which may be more expensive.
The saddest buyers are those who did NOT read their contract thoroughly and doublecheck and don't make these discoveries til after escrow closes and it's too late to fix it.
