Real estate, itself, is keeping me running this weekend so it's a quick and short 2-12-23 real estate market in Roseville CA area update. š We're still having our chilly winter mornings BUT today I got photographic proof that SPRING is COMING! Some of our flowering fruit trees are BLOOMING – aren't they pretty!Ā

Our real estate market is still pretty slow. I did a check of how many homes sold in 2018 between January 1 and February 11 and compared it to this year's – we're just a hair over half of what was going on in 2018. But prices continue to drop and hopefully with warmer weather, we'll start seeing even more happy buyers and sellers in Roseville and our surrounding Sacramento Valley area.

Bankrate.com Update
The good news is, we are still lower than the mortgage rate of 6.67% on 12/4/23. The not so great news is that we are up from last week's 6.36%. If you need to buy, this is a GOOD time to lock in these interest rates before they go up again. We're about 4.5 weeks away from the next Fed meeting, where they are likely to raise rates yet again.
Bottom Line for My 2-12-23 Real Estate Market in Roseville CA Area
Interestingly, Placer has more homes on the market than 12/4/23 – 624 homes on the market compared to 504 on 12/4/23, while Sacramento has only 911 homes on the market compared to 1515 on 12/4/23. And I am thinking people are getting more serious about pricing correctly and aggressively because decreases are down between BOTH counties
As far as our two biggest 55+ retirement communities go, both are down a bit in available homes from December. And sellers, I can assure you, there are plenty of buyers out there. I'm hearing the open houses are busier. I was out and about with awesome clients this weekend and we saw several others out and about as well. An excellent “spring is springing” sign!Ā
