As I have been writing about how our 12-11-22 real estate market in Roseville CA area is doing, we are in the midst of the holiday season – with Happy Hanukkah greetings, Merry Christmas salutations, and cute gingerbread houses all around…
It's also raining this weekend and we're so happy for that since we know we need the rain, even while being a tinge disappointed as it has cancelled or changed a fun holiday happening here or there. But winter is definitely approaching and that, coupled with the fun holiday spirit, almost always slows the real estate market down a bit. Add to that the interest rate changes and things are definitely a bit quiet right now. But that's NOT to say there aren't some lovely homes available for sale right now for serious buyers, as you can see from the samplings of them below. Bottom Line
The market is definitely slower than last summer and the number of homes available reflect that. We have about half as many homes available now as back then. For example, Placer County had 1139 homes for sale in August. Last week Placer had 504 homes for sale. And today I'm seeing 501. When I looked at each category above, it reflected a similar trend. Due to the number of homes available, that still places our area in a “seller's market.” BUT with the prices continuing to fall – it's actually kind of a buyer's market too. And happily, interest rates are still dropping. It's just by a hair, but we'll take that, right? 😊
The average number of days on market for Placer County in November was 43 days on market. October and November tied for the highest number of days on market for the year. I had to go back to February 2020 to find days on market that long!
BUT, prices are still MUCH higher than in past years so sellers still have good equity IF they need to move and IF they price it according to the current market. Many are still trying to go for last year's high prices (that were extremely unusual) and as a result, we continue to see prices dropping – though not enough.
