As the 10-30-22 real estate market in Roseville CA area shows, home sales in our area and across the country have slowed down! But if you are ready to buy, fully prepared with a loan, or eve better, with cash – that can be an EXCELLENT thing for you, whether you are buying new or resale.

The 10-30-22 Real Estate Market for Roseville Area Update shows that home sales are definitely slowing which can be a big advantage for a buyer who is ready to go!

 In the past 7 days, there were:

  • 62 price reductions in Roseville CA

DIVING DEEPER Into Roseville CA – CLOSED Homes CDOM

Trendgraphix only goes back to 2007 but the MLS goes back further – here are some more interesting stats – Cumulative Days on Market CDOM – closed homes. (SEE BELOW UNDER  Placer County for more)

  • Roseville – 2005 – Median CDOM – 25 I bought a property that year and things had normalized after what we THOUGHT was the market correction – we were WRONG. Interestingly – history records the worst month of the crash as September 2008 – but notice the median days on market had increased to 68 in 2007 and 2007.  Of course – these numbers are over a years time. Notice the current 2022 numbers – it was still at very short days on market the first half the year and really long days on market the last half the year so that helps to moderate things a bit. Hence we are only showing 10 days on market for the year to date for closed transactions.  BUT the past month, from 9/30 – 10/30/22 – again using closed transactions – is 34

Bottom Line For This 10-30-22 Real Estate Market in Roseville CA Update! 

One good point about days on market – when a house has been on the market for over about 45 days, that can be a good time for a much lower offer – possibly even one of those lowball home offers that I know some are very fond of. If you are interested in that – there are over 100 homes in Roseville, Rocklin, Lincoln, and Citrus Heights that have been on the market 50-248 days and that includes some of our great 55+ retirement communities! Not only that, there are several brand new construction home builders who are starting to lower the prices of their move in ready or soon-to-be-move-in-ready homes and/or offering GREAT incentives, as many of their homes are sitting on the market longer than they'd like. Like one I spotted on the MLS where they've cut the price $100,000! Here are some of the newest homes to the market.
