1-15-23 Real Estate Market in Roseville CA Area Update

Hi and welcome to my 1-15-23 real estate market in Roseville CA area update. I have some intriguing real estate news stories for our Roseville CA area to start off with – primarily on the West-ish side of town.

Possible New Rental Community

A few years ago, a new community of homes was built at Foothills and Main/Baseline. We were surprised when it turned out to be homes specifically for rental only. And they went fast! That community is still there, seems to be doing great, and is always well maintained from what I can see (It's gated with walls for privacy.) Usually when a community of rentals is built, it's apartments or condos. This was the first time I can recall that it was a neighborhood of homes – lovely idea if priced well, I think.  And since then, one or two more of those communities have popped up – though the one I'm thinking of is a bit on the expensive side.

This week, I read in the Sacramento Business Journal that another rental community is coming our way. Homes by Towne bought West Roseville land for a build-to-rent project with 209 units that may also include a retail space – though probably not til the homes are all built and mostly (totally?) filled. Frustrating for new home buyers, I know, but pretty much standard as business owners want to be sure there will be enough customers to keep their businesses going.  It will be located northwest of where Baseline Road meets Santucci Boulevard in Roseville's Sierra Vista neighborhood. The Google map below shows a rough idea of where it will be. At the bottom of the page I circled Santucci Blvd and Baseline which is approximately where the community will be built. The circle in the top right shows Kitchen 747, Mahan Park, and that road (the bright white line between the two) is Pleasant Grove just past Fiddyment, to help put it all in perspective.
This community, called Estia Roseville, is planned to have “one- and two-bedroom building bungalow rental units, with 10-foot ceilings, and designed in a courtyard setting.” per Division President Jeff Pemstei who also commented in an email that they “could start leasing as soon as next year.” This a 23 acre lot but only 17 acres are planned for homes. The rest is set aside for retail. However – as with many other projects around Roseville, and indeed, most areas, the retail won't start until enough people have moved in to provide the support it needs.  Definitely sounds interesting. And with houses square footage anticipated to be 709-1083 square feet single story units, hopefully they will be priced well for renters.
And there is apparently another community by the same builders planned for Rocklin, which will be called Estia Rocklin. Very interesting, indeed!

More Houses May Be Coming to Placer County Southwest of Roseville

There is talk of one of the largest gated communities in the Sacramento region possibly advancing in the Creekview Ranch area, which is located in Placer County, southwest of Roseville city limits. If it goes through as planned, it “would have 597 single-family homes in a range of sizes, accessed by three gated entrances.”  This will comprise a total of about 186 acres and per the Sacramento Business Journal, “Homes would take up 99.5 acres of the total development footprint, with the rest apparently open space or parks. That includes the northernmost part of the northern parcel, including Dry Creek and its floodplain.” This will certainly be interesting to keep our eye on!

KUDOS To Roseville and Citrus Heights

ABC10 in Sacramento writes that California state officials announced Citrus Heights and Roseville were two of several cities that joined “the list of cities with the most aggressive housing growth agendas.” This means extra funding that can go for housing development. “State officials described cities — including Citrus Heights, Roseville… — as “aggressively” eliminating obstacles to the growth of housing across California.” 

According to their report, “Citrus Heights was recognized by state officials for plans to redevelop the 100-acre Sunrise Mall with capacity for more than 1,000 new housing units — but no finishing date has been announced.State officials also said Roseville was recognized for its zero interest loans of up to $100,000 to low-income households for repairs.”

Moving Along to the 1-15-23 Real Estate Market in Roseville CA Area Update

The statistics, so far, seem to be pretty much staying about the same. One week, one city goes up in number of prices that have decreased while another goes down. The following week, they flip flop. Placer and Sacramento Counties show the same types of flip flops.

Bottom Line

Our interest rates are down from November. However, “‘The [Fed’s] interest rate mantra for 2023 is shaping up as ‘higher for longer,’ says Greg McBride, CFA, Bankrate chief financial analyst. “Unfortunately, we’re likely to feel the pain of a slower economy before we see the gain of lower inflation.'” And I have to agree, considering that the next Fed meeting is scheduled for January 31 to February 1, 2023 and barring a major change, they are expected to raise the rates yet again.
